What These Four Have in Common

All four separate, in some form, a property owners' association obligation tied to owning the lot from a club membership tied to golf, tennis, marina, or lake amenities. Initiation, dues, transfer, and waitlist terms are confidential at all four, or change often enough that a figure found online cannot be treated as settled. What They Do Not Share

Gate status is not the same answer twice. Membership structure is not the same shape twice, one club with a separate POA, several optional clubs, an answer that depends on the neighborhood. How much a club or association actually publishes differs by community, so how much of the cost picture is documented differs too. Never assume one community's structure, or this year's structure, describes another.
