HOA dues follow the same neighborhood-by-neighborhood pattern rather than one community-wide figure. A community-review site reports a range of $1,427 to $2,460 per year across unspecified Savannah Quarters neighborhoods, and a separate active-adult-community listing site reports $97 to $601 per month for The Fairways specifically, which its own resident reviews describe as bundling a country club charge for at least some residents. Neither figure is confirmed with any Association directly.
Ask the specific question on the specific listing before you assume any answer carries over from a different section of the community: whether that neighborhood is gated, whether Club membership is required or optional, what the current HOA assessment is, and what Club dues or initiation would cost to add. What Makes This Community Different
The honest way to describe Savannah Quarters is that it does not have a single answer to "what does it cost to own here," the way The Landings or The Ford largely do. Gate status depends on the neighborhood. Whether Club membership is required depends on the neighborhood, at least for Westbrook specifically. HOA dues depend on the neighborhood, by a wide enough range that a figure quoted for one section may not describe another at all. A buyer comparing this community to the other three on this site needs to know that comparison itself has to happen at the neighborhood level, not the community level.
That makes the practical sequence different here too. Confirm which named neighborhood a specific listing sits in before asking anything else, then ask the gate, membership, and dues questions against that neighborhood specifically, not against "Savannah Quarters" as a whole. A listing agent or a seller describing the community in general terms may be accurate about their own street and wrong about the one three blocks over.
None of that makes Savannah Quarters a hard pass. A Greg Norman course, a large clubhouse, and a location minutes from I-16, I-95, and the airport are real, and for a buyer who wants golf and club amenities without committing to a single gated address, the variety across neighborhoods can be an advantage rather than a complication. It does mean the neighborhood-level answer, not the community name, is what belongs in your due diligence before closing.
